Who Does Commercial Glass Repair Near Me? (For Businesses and Property Managers)

The short answer

Quick answer: For commercial glass repair, look for a local team that replaces storefront glass, commercial door glass, and rental-unit windows on site, and prices from photos. With 2HourGlass you send photos, approve a price, and we schedule the visit. Regular clear glass is usually done in one visit, and board-up is available on request.

The call comes in early. A storefront pane cracked overnight. A tenant says the bedroom window shattered. A unit turning over this week has a foggy slider and a window that won't lock. For a business owner or property manager, each one can turn into a string of phone calls: getting someone out to look, chasing a price, finding a time that works for the tenant, and checking it got done.

This page is for owners, landlords, leasing offices, and property managers who want that to take fewer steps. Here's what we repair, how the photo-to-price process works for commercial jobs, how fast an opening can be secured, and where our work stops.

Who does commercial glass repair near me?

We do, across Philadelphia, Bucks, Montgomery, Delaware, and Chester counties in Pennsylvania, plus 13 counties in New Jersey. Our mobile glass truck comes to the storefront, office, or rental unit, so the glass is replaced on site. We work for businesses, landlords, property managers, and apartment communities, as well as homeowners.

What that covers on a commercial job:

  • Broken or cracked glass in storefronts and commercial doors
  • Broken glass in windows at rental units, apartments, and offices
  • Foggy (failed-seal) double-pane glass
  • Sliding and patio door glass
  • Window hardware: balances, locks and keepers, tilt latches, cranks, hinges, sliding rollers and guides, pivot shoes, and handles
  • Window screens, rescreened or new
  • Custom double-pane units
  • Board-up on request

When you call or text, you reach a real person on our local team, not a call center.

How does commercial glass repair work for property managers?

Send photos, approve a price, and we handle the visit. You don't need to meet anyone on site for an estimate. If the photos show what we need, we can usually send a price within minutes during business hours, and you decide whether to book.

  1. Send photos. For each window or door: one photo of the whole opening from inside and one close-up of the damage. Use https://2hourglass.com/start-service or text them to (267) 458-7879.
  2. Tell us the basics. The property address, the unit number, and who we should contact for access.
  3. Approve the price. Every job is priced individually, so you get a fair price for the right repair.
  4. We schedule the visit. Same-day or same-week appointments when available.
  5. We do the work and clean up. Removing the old glass, disposal, and clean-up are included.
  6. You hear from us if something changes. If the technician finds another repair that's needed, we'll explain it to you before doing it.

For more than one window or unit, label your photos ("Unit 4B, bedroom") so each price matches the right opening.

How fast can a broken storefront or rental window be secured?

It depends on the glass. Regular-size clear single or double-pane glass is usually replaced in one visit, most of the time within 2 hours on site. Tempered and other special glass has to be ordered, usually 2 to 3 weeks, so board-up is available on request to cover the opening while you wait.

  • Regular-size clear single or double-pane
    • What usually happens: Replaced on the first visit
    • Typical timing: Usually one visit, most of the time within 2 hours
  • Tempered glass (even when clear)
    • What usually happens: Measured, ordered, then installed
    • Typical timing: Usually 2 to 3 weeks after ordering
  • Textured, colored, or Low-E/argon glass
    • What usually happens: Measured, ordered, then installed
    • Typical timing: Usually 2 to 3 weeks after ordering
  • Any glass that has to be ordered
    • What usually happens: Board-up on request in the meantime
    • Typical timing: Confirmed when you book

Tempered glass is safety glass that breaks into small pieces instead of sharp shards. It's common in doors, and it always has to be ordered, even when it's clear. Low-E glass has a thin coating that reflects heat, and argon is a gas sealed between the panes of some double-pane units.

We can't promise an exact arrival time or a same-day repair on every call. We can give you a straight answer about timing as soon as we see the photos, so you can tell the tenant or plan the store's day. If a break just happened and you need the urgent version, read emergency window glass repair.

Can you handle several windows or units at once?

Yes. Send a full photo and a close-up for each window or door, labeled by unit or location, and we'll price each one. Doing several openings at the same property in one visit saves you from booking the same trip twice, and the visit is scheduled around access you arrange.

A few tips that make multi-unit jobs smoother:

  • One message per property. Keep all the photos for one address together.
  • Label everything. Unit number and room, or storefront side and door.
  • Mention anything beyond the glass. Windows that won't lock or stay up can be priced at the same time.
  • Tell us about access. Whether a tenant will be home, a lockbox, or a leasing office contact.

How is commercial glass repair priced?

Every job is priced individually, based on the size and type of glass, the location, and the number of openings. Commercial jobs vary too much for a range to mean anything, so we price each one from photos. Send photos and we can usually reply with a price within minutes during business hours. Photo review is free.

Billing questions come up a lot with property managers, like who the invoice goes to and what paperwork you need to add us as a vendor. For commercial jobs, we can provide an invoice, a certificate of insurance, and a W-9. Ask when you send photos and we'll tell you how it works for your property. For a closer look at what moves the price of a single pane, see How much to replace a window pane.

When does a commercial window or door need more than new glass?

When the frame itself is damaged, or the problem is door hardware. If a storefront or window frame is bent, split, or rotted so the glass can't sit securely, a glass repair isn't the right fix. We'll tell you that instead of selling you glass that won't hold.

Two limits to know before you call:

  1. We don't sell or install full windows or frames. If a frame needs replacing, we'll say so and you can take that to a window or storefront company.
  2. Door locks and rollers aren't our main work. We replace the glass in doors. If the lock or rollers are also damaged, we can take a look, or refer you to a reliable partner we trust.

Some windows and doors do need replacement. Most broken glass doesn't.

Is the new glass covered by a warranty?

Double-pane glass we install comes with our Lifetime Seal Warranty. It covers seal failure and fog or moisture between the panes, and covered labor and materials cost nothing. The warranty stays no matter who owns the property, as long as the glass is still in the same window, the sash is still in the same frame, and nothing has been altered, which helps if a building changes hands. It doesn't cover impact or misuse damage. Details are at https://2hourglass.com/warranty.

What customers say

"I used them to replace a window at a residential property that I manage. They were quick to respond to my inquiry for a quote and quick to schedule the appointment... Before making another necessary repair, they called me to inform me what needed to be done before doing it."

Frequently asked questions

How much does commercial glass repair cost?

Each job is priced individually, based on the glass, the size, and the number of openings. Send photos and we can usually send a price within minutes during business hours.

How long does it take to replace storefront glass?

Regular-size clear glass is usually replaced in one visit, most of the time within 2 hours. Tempered and other special glass is measured first and installed when it arrives, usually 2 to 3 weeks later, with board-up available on request.

Can you board up a broken storefront or window?

Yes, board-up is available on request. It's most useful when the glass has to be ordered and the opening can't stay open.

Do I need to be on site for the repair?

You need to arrange access, such as a tenant at home, a lockbox, or an on-site contact. Tell us who to reach and we'll coordinate the visit with them.

Do you replace the whole window or storefront?

No. We replace the glass and repair window hardware, and we keep the existing frame when it's sound. If a frame needs replacing, we'll tell you.

What photos should I send?

For each window or door, send one photo of the whole opening and one close-up of the damage, labeled by unit or location. That's usually all we need to give you a price.
